Richard Meier Glass Box Wants $10.5M in Resale | Mount Kisco Real Estate

Apartment listings in Richard Meier's 165 Charles Street are often notable if only for the degree to which they embody the idea of the modern glass-box penthouse. This unit, on the building's 14th floor, is not touting itself as a penthouse, but it might as well be because just look at it. 11 floor-to-ceiling windows make up the two-bedroom's Hudson River-facing side, which always seems like it would get a little annoying what with the sun and everything. But apparently someone figured it was worth $7.35 million in 2011, and is hoping that someone else will think it's worth $10.5 million in 2015. The building's actual penthouse, with double-height ceilings, also remains on the market, asking $40 million.

Mount Kisco Mrs. Green's Employees Rehired | Mt Kisco Real Estate


Eight employees of the Mrs. Green's Natural Market at 666 Lexington Ave. who were let go were rehired as part of a deal announced Wednesday.

The deal was reached Tuesday and the reinstatements are effective Wednesday. The deal also calls for back pay and training and the employees are expected to return next week.

“Mrs. Green’s Natural Market is proud of its associates – employing more full-time associates than its competitors, giving bonuses and discounts to hourly employees, and creating profit sharing and promotional opportunities for our team members – and today’s agreement honors that core value,” John Collins, a spokesman for Mrs. Green's, said in a statement. “Store leadership embraces these values and core principles and has stepped forward to do the right thing for its associates. 'Castle Hill' Colonial Estate Near Monticello Asks $11.5M | Mt Kisco Real Estate

The Skinny: This lovely home in one of the loveliest parts of Virginia dates from 1764 and, according to the delightfully cornpone brokerbabble, "George Washington trod its hallways and James Madison danced in the parlor to the fiddle playing of Thomas Jefferson." On the question of whether the tune Jefferson scratched out on his catgut strings was "Yankee Doodle" or that other popular favorite "The Rich Lady Across the Sea" the listing is silent, but no doubt a super patriotic time was had by all. Institutional investor activity taking outsized toll on Hispanic homebuyers | Mt Kisco Homes

Hispanics have powered more than half of the growth in homeownership in recent years, but a severe shortage of for-sale homes exacerbated by a flood of institutional investors significantly constrained Hispanics’ contribution to homeownership growth in 2013, according to the National Association of Hispanic Real Estate Professionals (NAHREP).

“This is a story of potential,” said Jason Madiedo, president of NAHREP. “Latinos are ready to buy homes now. Their biggest obstacle coming into today’s market isn’t credit — it’s lack of available housing.”

Hispanics accounted for an increase of 2.6 million owned households between 2000 and 2013, or 47 percent of all homeownership growth in the U.S., according to NAHREP’s 2013 State of Hispanic Homeownership Report.

From 2010 to 2013, Hispanics’ share of homeownership growth was even higher, with 56 percent of homeownership growth attributable to Hispanics, the report found.

But Hispanics’ contribution to owner household growth fell precipitously to 84,000 in 2013 from 324,000 in 2012, according to NAHREP CEO Gary Acosta — a 74 percent decline

October Pending Home Sales Down Again, but Expected to Level Out | Mount Kisco Real Estate

Although conditions were mixed across the country, pending home sales continued to move lower in October, marking the fifth consecutive monthly decline, according to the National Association of REALTORS®.

The Pending Home Sales Index, a forward-looking indicator based on contract signings, slipped 0.6 percent to 102.1 in October from an upwardly revised 102.7 in September, and is 1.6 percent below October 2012 when it was 103.8. The index is at the lowest level since December 2012 when it was 101.3; the data reflect contracts but not closings.

Lawrence Yun, NAR chief economist, said weaker activity was expected. “The government shutdown in the first half of last month sidelined some potential buyers. In a survey, 17 percent of Realtors® reported delays in October, mostly from waiting for IRS income verification for mortgage approval,” he said.

“We could rebound a bit from this level, but still face the headwinds of limited inventory and falling affordability conditions. Job creation and a slight dialing down from current stringent mortgage underwriting standards going into 2014 can help offset the headwind factors,” Yun said.

Moody's downgrades Westchester, NY, credit | Mount Kisco Real Estate

A major credit rating service has downgraded Westchester County, in suburban New York, to its second-highest level.

Moody's Investment Services attributed the slip from Aaa to Aa1 to a "lack of liquidity." It noted that Westchester is taking part in a program offered by the state to amortize pension payments.

In a statement Wednesday, County Executive Robert Astorino said he chose the state program over layoffs and higher taxes.

He also noted that two other big ratings services, Standard & Poor's and Fitch, have kept the county at their highest rankings. All three firms list Westchester's outlook as "stable."

Astorino said Westchester still has the highest bond ratings of any New York county.

New Home Sales and Prices Fall in New York According to Newest Data | Mount Kisco Homes

In July, there was a decline year-over-year in new home closings in the New York, NY market, but the percentage drop was an improvement from June 2013, suggesting the market may be leveling out. New home closings saw a fall of 29.1% from the year earlier to 610. This followed a 39.9% fall year-over-year in June.

A total of 7,413 new homes were sold during the 12 months that ended in July, down from 7,663 for the year that ended in June.

New home closings made up 4.4% of overall housing closings. This is down from the 7.6% of closings a year earlier. For new and existing homes, closings rose year-over-year in July after also increasing in June year-over-year.
