Experts Split on Loosening Lending Standards | Bedford Real Estate

Almost half (46 percent) of the real estate economists and experts surveyed in Zillow’s latest Home Price Expectations Survey believe mortgage underwriting standards are about right today, but an equal number, 47 percent, said they are too still restrictive.
Though the experts couldn’t agree on where standards should be, most agreed on where they are going.
More than 60 percent expect regulations to loosen more than they have, with some panelists expressing concern about a return to bubble-era lending policies.  Some 4 percent said mortgage restrictions will become too lax in the next year, and 25 percent said they will become too lax within the next five years.
Panelists in the quarterly survey, which polls more than 100 housing experts, predicted slowing home value appreciation and looser lending restrictions in the next year. Despite that, 44 percent said they thought renter households would continue to outpace homeowner households, largely because of financial barriers, such as large debt burdens and slow wage growth.
Another 42 percent of the experts surveyed said looser credit restrictions, an improving economy, and the rising cost of renting would drive more people to buy in the next one to two years.
“Renters face several challenges,” said Zillow Chief Economist Dr. Stan Humphries. “They need enough money on hand to start to buy homes. Even as mortgage credit becomes easier to obtain and home prices level off, renters are confronted with slow income growth and high rental rates. In addition, they face sometimes fierce competition for very few available homes in the market.”

A Retouched Palm Springs Post-and-Beam | Bedford Real Estate

Part II of Curbed's Palm Springs Modernism Week House of the Day extravaganza is an Alexander Home in Vista Las Palmas, the third Palm Springs tract developed by the father-son team of George and Robert Alexander. Designed by architect William Krisel, this high-gabled A-frame greets passersby with the kind of carport that "makes everything look expertly designed," according to listing agent Matthew Reader. (That's his 1962 Oldsmobile Holiday Ninety-Eight parked there in the photos.) At the very least, it was a pretty essential part of the package that lured newly minted two-car families to this and other modernist tracts in the early '60s.
Once inside the courtyard, what the listing calls a "breathtaking" glass facade presents itself. Head beyond it, and some of the current owners' cosmetic alterations become apparent: a mosaic tile accent wall above the fireplace, a redone kitchen with a penny-tile backsplash, and new porcelain tile floors. If you like how it looks now, "newly-placed furnishings are available under separate contract outside of escrow."

Say Hello to High Line at the Rail Yards, the Park's Final Leg | Bedford NY Real Estate



The third and final stretch of the High Line will open to the public tomorrow, marking the end of a 15-year development saga, and availing to pedestrians a seamless 22-block stretch between Gansevoort and 34th streets. Known as High Line at the Rail Yards, the park's final portion stretches from 30th Street and Tenth Avenue, cuts west, and curves north to 34th Street near the West Side Highway. Just one portion of the 1.45-mile-long park, the Tenth Avenue spur, is inaccessible and will remain closed until construction of 10 Hudson Yards is complete in 2015

Mortgage applications rise 1.4% even as government mortgages drop | Bedford NY Real Estate


Mortgage applications increased 1.4% from one week earlier, according to data from the Mortgage Bankers Association’s Weekly Mortgage Applications Survey for the week ending August 15, 2014.

The Market Composite Index, a measure of mortgage loan application volume, increased 1.4% on a seasonally adjusted basis from one week earlier.  On an unadjusted basis, the Index increased 1% compared with the previous week.

The Refinance Index increased 3% from the previous week.  The seasonally adjusted Purchase Index decreased 0.4% from one week earlier.  The unadjusted Purchase Index decreased 2% compared with the previous week and was 11% lower than the same week one year ago.

“Interest rates dropped last week as a result of the ongoing turmoil in Ukraine and other international concerns, which in turn pushed mortgage rates lower,” said Mike Fratantoni, MBA’s Chief Economist.  “Overall application volume for conventional mortgages increased.  However, there was a 5.9% decline in the number of applications for government mortgages, with both purchase and refinance applications declining.  Within the government sector, this decline was led by an 8% decline in unadjusted Department of Veterans Affairs applications, while Federal Housing Administration and Rural Housing Service unadjusted applications also fell by 5% and 3% respectively.”

Impressively Roomy 425-Square-Foot NYC Apartment | Bedford Real Estate

Is this the most spacious 425-square-foot apartment on the Upper West Side? It's definitely a contender. Owner Huxley Somerville is a finance exec who bought the space for $95,000 in 1994, telling the Times he saw it as an ugly duckling. A compartmentalized duplex on the fourth and fifth floors of a 73rd Street walk-up, it had a distinct living room, kitchen, bathroom, bedroom, and terrace across multiple levels. Despite the condition, he and his wife lived there until '97, then rented it out, till their tenant eventually left, too.
So, almost 15 years post-purchase, they decided to overhaul the recent-college-grad pad into a pied-a-terre, hiring Specht Harpman Architects to do the job. A dramatic renovation worth $400,000 later, and the space is functional, high-ceilinged, and surprisingly open, with ample light from the rooftop terrace that streams down into the living space thanks to a bedroom cantilevered over the kitchen and bathroom by the entryway. "In a small apartment, most things have to do double duty," Harpman said. The coffee table, for example, rises into a full-height dining table, and extra chairs are stored under the stairs. While it's not the tiniest apartment in the city, as Bloomberg claimed, it certainly is a small space done right.

Louis C.K. Grabs Babe Ruth's East End Getaway for $2.44M | Bedford Real Estate

Emmy-decorated funnyman and virtuoso of the beleaguered frown Louis C.K. just dropped $2.44M on the 1901 Shelter Island Tudor where Babe Ruth used to summer. Keen viewers of Louie, the Beckett-like single-camera comedy series he writes, directs, edits, and stars in, will remember that the second half of the season four premiere was set in the Hamptons, where C.K.'s fictionalized counterpart bombed opening for Seinfield at a fancy dinner and went back to a Myron Goldfinger-designed home with an astronaut's daughter. Well now the real-life Louie is setting down nearby, in a six-bedroom abode full of fine period details (the New York Post reports that he's "excited to renovate") on two waterfront acres.

Exploring Museum Park's Verdant Fields Of Green | Bedford NY Homes

The metamorphosis of Museum Park from the notorious Bicentennial Park to an expanse of ashy dirt, and finally, a verdant green waterfront pasture with glades of palm and sea grape trees finally seems to be showing some major results. Fields of green sod were spotted in the park two weeks ago, with more sod one week ago, and then pow! Green everywhere, in these photos we took on Friday. Of course, there's still more sodding to be done, more pavers to lay down, and an access road (with—shudder—l;parking?) to be stuck in the corner, but the results still look pretty incredible. Maybe that original elaborate design wasn't so necessary after all? (although eventually getting it or something similar would be nice)
